A UAE tenancy file is a short contract with long consequences: a home, a shop, a visa address, a rent cheque. Landlords want possession or unpaid rent. Tenants want to stay, to recover a deposit, or to stop an eviction that was served without the grounds the law requires. UAEAZ advises both — never on opposite sides of the same building.
For tenants
Instructions commonly include:
- eviction notices and whether the ground is available
- rent increase and renewal disputes
- deposit deductions at checkout
- premises that were not delivered as described
- landlord conduct that interferes with occupation
Do not ignore a notice because it arrived on WhatsApp. Dates in tenancy procedure are short. Bring the signed tenancy, the Ejari or equivalent registration, the cheques, and the notice itself.
For landlords
Typical files include unpaid rent, bounced cheques connected to the tenancy, illegal sub-letting, and recovery of possession at the end of a term. We advise on the correct forum, the evidence a committee actually wants, and what not to do by way of self-help — changing locks is not a legal strategy.
Forums
Dubai tenancy disputes, Abu Dhabi rental cases and other emirate procedures are not interchangeable. We identify the committee or court that has the file, and we prepare the claim or defence in that form. Related property fights that are not tenancy — off-plan, developers, joint owners — are handled under real estate disputes.
